KBRA Assigns Preliminary Ratings to JPMDB 2020-COR7

Kroll Bond Rating Agency (KBRA) is pleased to announce the assignment of preliminary ratings to 17 classes of JPMDB 2020-COR7, a $909.4 million CMBS conduit transaction collateralized by 36 commercial mortgage loans secured by 153 properties.

The collateral properties are located throughout 43 MSAs, the largest three of which are Los Angeles (22.4%), New York (20.1%) and San Francisco (8.7%). The pool has exposure to most of the major property types, with two types representing more than 10.0% of the pool balance: office (68.2%) and mixed use (17.7%). The loans have principal balances ranging from $5.0 million to $80.0 million for the largest loan in the pool, 530 Broadway (8.8%), which is secured by three inter-connected Class-B mixed-use office and retail buildings totaling 198,048 sf located in the SoHo neighborhood of New York City’s borough of Manhattan. The five largest loans, which also include LA County Office Portfolio (7.6%), Chase Center Towers I & II (7.4%), 1633 Broadway (6.3%), and 12555 & 12655 Jefferson (6.3%) represent 36.4% of the initial pool balance, while the top 10 loans represent 58.3%.

KBRA’s analysis of the transaction incorporated our multi-borrower rating process that begins with our analysts' evaluation of the underlying collateral properties' financial and operating performance, which determine KBRA’s estimate of sustainable net cash flow (KNCF) and KBRA value using our U.S. CMBS Property Evaluation Methodology. On an aggregate basis, KNCF was 11.5% less than the issuer cash flow. KBRA capitalization rates were applied to each asset’s KNCF to derive values that were, on an aggregate basis, 45.1% less than third party appraisal values. The pool has an in-trust KLTV of 99.4% and an all-in KLTV of 111.7%. The model deploys rent and occupancy stresses, probability of default regressions, and loss given default calculations to determine losses for each collateral loan that are then used to assign our credit ratings.
